PRACTICE AREAS
We understand there is a lot of uncertainty around securing planning permission - this is where seeking professional advice from a Chartered Town Planner regulated by the RTPI, can add significant value, reduce uncertainty and seek to achieve a successful resolution.
An experienced Chartered Town Planner and project manager can aid the swift determination of a planning application, by handling negotiations with planning officers, highways officers, environmental health and other statutory consultees.
Whatever the scale of your project, we will provide a professional, responsive and proactive service!
PRE-APPLICATION ADVICE
We can undertake a review of your proposals to advise whether it is likely to be supported by the Council and help you understand how planning policies and other requirements affect your proposals.
We can also arrange and attend pre-application meetings with planning officers to aid negotiations.
PLANNING APPLICATIONS
A significant area of our work is preparing and submitting comprehensive planning applications for our clients.
We take a highly proactive approach to our client's objectives, setting a clear planning strategy our clients are happy with, which adds value and ultimately works towards our client's end goals.
We are significantly experienced in undertaking community consultations with neighbours, parish and town councillors and ward councillors.
We can also project manage your application through to the decision and be present at planning committee on your behalf if required.
We can provide fixed fee budgets for different stages to allow you to budget planning advice into your development costs.
RETROSPECTIVE PLANNING APPLICATION
We understand due to the complexities of the planning system, it is not always clear when permission is required.
Quite often work is undertaken which then requires a retrospective planning application to be submitted, to obtain planning permission or confirmation of a change of use.
If you should later want to sell your property, a Certificate of Lawfulness of Existing Use or Development (CLEUD) may be helpful to answer queries raised by a potential buyer or their solicitors.
For peace of mind we can apply for an CLEUD - this is not the same as planning permission but is proof that the work /use is lawful.
This option is worth considering even if you are sure your project is permitted development.
SITE FINDING /
planning gain
Do you have land or property and want to seek to maximise the value of it through the planning system?
Or...
Do you have funds and wish to identify and purchase and promote land or property through the planning system for an alternative use and thus greater value?
We have many years experience of site finding for clients and can identify a particular type of land or site find in a specific locality.
In addition, we can introduce you to our investment partner firm, Prime Land UK Holdings Ltd (www.prime-land.co.uk), who together can help you realise the uplift in value if there is development potential.
Event Speaking /
planning insights
We are experienced in adding value to property events through public speaking.
We can provide delivery talks to your property event or networking meeting.
Delivery talks we have provided include to: The Property Mentor and Progressive Property Network South Manchester, Asana property community, Sourced and Tigers.
We have many up-coming talks in 2022, please visit our news page or click below to find out more.
In addition we also undertake in-house training for property companies, which is particularly helpful for agents and land buyers who want to understand how to add value to a site without always reverting to planning advice, as we know many sites do not progress and it is important to limit upfront costs.
