PRE-APPLICATION ADVICE

We can undertake a review of your proposals to advise whether it is likely to be supported by the Council and help you understand how planning policies and other requirements affect your proposals.

 

We can also arrange and attend pre-application meetings with planning officers to aid negotiations.

PLANNING APPRAISALS

An initial appraisal of the site can look at one or more options for development and the likelihood of a scheme being able to demonstrate compliance with planning policies and legislation.

 

This is a useful first stage that can inform future proposals.

PLANNING APPLICATIONS

A significant area of our work is preparing and submitting comprehensive planning applications for our clients.

 

We take a highly proactive approach to our client's objectives, setting a clear planning strategy our clients are happy with, which adds value and ultimately works towards our client's end goals.

 

We are significantly experienced in undertaking community consultations with neighbours, parish and town councillors and ward councillors.

 

We can also project manage your application through to the decision and be present at planning committee on your behalf if required.

 

We can provide fixed fee budgets for different stages to allow you to budget planning advice into your development costs.

RETROSPECTIVE PLANNING APPLICATION

We understand due to the complexities of the planning system, it is not always clear when permission is required.

 

Quite often work is undertaken which then requires a retrospective planning application to be submitted, to obtain planning permission or confirmation of a change of use.

 

If you should later want to sell your property, a Certificate of Lawfulness of Existing Use or Development (CLEUD) may be helpful to answer queries raised by a potential buyer or their solicitors.

For peace of mind we can apply for an CLEUD - this is not the same as planning permission but is proof that the work /use is lawful.   

 

This option is worth considering even if you are sure your project is permitted development.
