5 More Tips for obtaining Planning Permission



✔ Don’t take it personally if you receive 1-2 objections to your planning application. Speak to your case officer to understand how they’d like you to address the objection. Many can be overcome by clearing up misunderstandings or through some small changes. 


✔Be a nice pest! Planning Officers may be dealing with 80+ planning applications at any one time. Regular phone calls or emails to check in with them during the determination period will alert you to any issues that have arisen. 


✔Consider Permitted Development (PD) Rights. These can support smaller developments without the need for Planning Permission. Beware! They change. Stay up to date. 


✔ Planning is political. Major or contentious applications are heard at Planning Committee. Try and attend one month before your meeting so that you can experience it. 


✔ Speak to your neighbours first. You can explain what you are planning and minimise the risk of objections.


P.S. A lovely parting gift following a recent visit to my client’s farm. They’re also a reminder to ‘not put all your eggs in one basket.’ Have different exits if you’re using the planning system. There are always risks, just in case.
